Crypto lending, borrowing & home-financing research
New York / U.S. education · Reviewed October 26, 2026. David is not a financial adviser. This is general education, not personalized financial, investment, tax, or legal advice. Examples are fictional, not current quotes. No account, download, deposit, wallet connection, or purchase is needed to study.
Advanced learning. Borrowing adds an obligation. It can expose collateral to forced sale, and using crypto for a home purchase may combine market risk with housing debt. These are research examples, not verified New York loan offers.
Supply yield, borrowing cost, and collateral are different
Supplying an asset and taking a loan are separate activities. A supply APY is not the interest rate paid by a borrower. Compare the rate convention, fees, changing asset values, liquidation threshold, available withdrawal liquidity, and the legal terms of the exact product.
Aave: understand the market and health factor
Aave supports collateralized borrowing under market parameters. Study its borrowing guide and liquidation explanation. We have not verified New York retail access for a specific interface or transaction. Reading protocol documentation is not a recommendation to use it.
Morpho: identify the market, vault, curator, and wrapper
Morpho provides lending infrastructure. A vault can allocate deposits across markets, and its strategy, curator choices, collateral, price feeds, contracts, and liquidity matter. Read Morpho’s vault documentation. A wallet or exchange presenting a Morpho-powered product adds its own access terms.
Coinbase Borrow: not currently a New York route
Coinbase’s current loan introduction excludes New York residents from U.S. eligibility. Do not treat its use of Morpho as a way around the restriction.
Bitcoin-backed home financing: questions before a lender application
A crypto-secured loan used for a down payment is not the same as a mortgage secured by the home. A lender may have claims on one or both forms of collateral. Milo describes crypto mortgage products; this site has not established that a specific Milo product is available or suitable for a New York resident. This is a research lead only, not an endorsed or preapproved offer.
- Identify the lender’s legal entity, New York authority, property-location restrictions, and the actual written loan documents. Start with NYDFS mortgage resources.
- Ask what secures the debt, who controls the crypto, whether it can be reused, and how it is returned after repayment.
- Get the interest rate, APR where applicable, fees, term, repayment schedule, collateral requirements, default provisions, and any liquidation or foreclosure conditions in writing.
- Examine what happens during a severe crypto-price fall, a delayed bank payment, a provider failure, or a loss of income.
- Do not assume that borrowing creates a tax-free outcome in every circumstance; liquidation, asset conversions, and other events can raise tax questions. Seek qualified advice for the actual arrangement.
Fictional collateral stress test
A rate comparison cannot settle whether borrowing is appropriate. If you cannot explain the downside or eligibility, stop at education. Look up LTV and liquidation.
